What I’ve Learned About Decluttering Homes as a Viewing Assistant

As someone who has always had an interest in property, my experience buying my own home only deepened that passion. Though the process was stressful due to chain issues, it helped me relate to potential buyers, especially first-time buyers, who are often overwhelmed by the thought of investing their life savings into a property. As a professional organiser, I also understood the power of decluttering and space optimisation, skills that became invaluable in my role as a viewing assistant at an estate agent. Here’s what I’ve learned about the importance of decluttering your home when preparing to sell.

The Common Types of Clutter I Encounter

Throughout my viewings, I've noticed a few common types of clutter that can make a property feel less inviting. For instance, oversized furniture can overpower a room, making it feel smaller than it really is. Too many pieces of furniture clutter the space, leaving little room for potential buyers to imagine their own furniture in the space. I've also seen homeowners trying to hide clutter in under-stairs storage, which, while offering storage, often defeats the purpose when buyers can't see the full potential of the space because it's completely stuffed.

Children's toys often make the downstairs lounge appear chaotic and untidy, reducing the overall appeal of the home.

How Clutter Affects a Potential Buyer’s First Impression

As the saying goes, "First impressions last," and this couldn’t be truer when it comes to selling a property. When a home is clutter-free, it feels calm and spacious, which immediately sets a welcoming tone. Buyers often mention they can "feel" when a house is right for them, and a cluttered home detracts from that feeling, making it harder for them to envision their life in that space. Clutter can be distracting and can prevent buyers from imagining their own belongings in the home.

Clutter Can Hide the Home's Best Features

Physical objects, especially dark furniture and too many items, can absorb light, making rooms feel darker and less inviting. When a space is cluttered, buyers often fail to see the potential in a room’s layout or the amount of natural light that pours in, which is key in helping them visualise how their furniture would fit. When a space is simplified and clear, the buyer can focus on the room's true features, like its size and light, rather than feeling overwhelmed by the contents.

Common Mistakes Homeowners Make When Preparing for a Viewing

The most common mistakes I see are relatively simple to fix but can have a huge impact on a viewing. Homeowners sometimes leave beds unmade, keep excessive items on kitchen counters, or leave large wall posters that could give the impression that they're trying to hide something, such as mould or damage. The key is to simplify, remove excess items, deodorise (especially if you have pets), and create a calm, welcoming environment.

Do Decluttered Homes Sell Faster and for a Higher Price?

Absolutely! Homes that are decluttered and well-presented tend to sell faster because they create a more positive impression, attracting more interest from potential buyers. More interest typically leads to more offers and, often, a higher selling price. The best part is that a decluttered home doesn’t have to be sterile or devoid of personality – bright, colourful homes can sell just as well. It's all about clearing the clutter and simplifying the space.

Advice for Homeowners Who Want to Declutter Before a Viewing

If you're preparing your home for a viewing, I recommend going room by room and removing anything that isn’t essential or that you no longer need, use, or love. Simplifying your space benefits you too, when you move, you’ll save time and energy not packing and unpacking unnecessary items. Be sure to go through built-in storage and make decisions about what to keep, donate, or discard. Organise what remains in a way that shows off the space’s potential.

Working as a viewing assistant has deepened my understanding of the importance of decluttering when selling a house. Homes that are well-presented are more likely to sell quickly, and it’s not just about aesthetics – it’s about making the space feel good to be in. While factors like location and price matter, clearing surfaces, airing out the property, and simplifying the space can instantly make a property feel more appealing on a subconscious level.
